This Is An Emergency
All Australian states classify security faults as urgent/emergency repairs. This includes broken door locks, broken window locks, and any fault making the property insecure. Your landlord cannot delay this repair.
Security issues that are emergency repairs:
- Broken front door lock
- Broken deadbolt
- Broken window locks (ground floor or accessible windows)
- Broken security screen door
- Damaged door frame preventing secure closure
- Broken garage door lock (if provides access to property)
- Faulty security system (if included in lease)
What To Do Right Now
- Contact landlord/agent immediately. Call, text, and email. Document all contact attempts.
- If you can't reach them: You may arrange an emergency locksmith yourself and claim back the cost.
- Keep receipts: If you pay for emergency repairs, keep all invoices.
- Follow up in writing: Send a formal notice to create a paper trail.
After a Break-In: If your property was broken into, report it to police first. Then contact your landlord. The landlord must arrange repairs, and you may be entitled to compensation or rent reduction if the property is insecure.
Who Pays?
- Landlord pays: Broken locks from wear and tear, break-ins, or faults
- Tenant may pay: Lost keys (if lock needs replacing), damage caused by tenant negligence
Changing Locks After Moving In
If you want to change locks for security reasons (e.g., previous tenant may still have keys):
- You generally need landlord permission
- You must provide the landlord with a copy of the new key
- In some states, landlords cannot unreasonably refuse
- Domestic violence situations may allow lock changes without permission
